Convention “Living our time”
The Convention “Living our time” took place yesterday – Thursday 18th October in Bologna, organized by De’ Toschi with the support of Bees Communication, in the beautiful location of Banca di Bologna hall – Palazzo De’ Toschi.
The day was dedicated to investigating the important changes that the real estate market has been facing after the crisis of 2008, and involved over 200 market professionals, experts and world-class speakers.
As mentioned by Marco Cavalieri, Director of De’ Toschi Spa during the event: “It is fundamental to face the new market needs and in particular the individual wish for a better life quality. We are witnessing an actual real estate renaissance, which provides a unique opportunity to change our perspective. It is necessary to place at the heart of the matter the individual and his new life rhythm. The idea of building finalized exclusively to maximize revenues should be abandoned in favor of a new way of thinking in which urban and construction quality are joint together to create value, that people can perceive every day.”
The first session of the Convention investigates the social and economic environment, with the speeches by Mario Abis, Professor at IULM – Department of Business, Law, Economics and Consumptions and Claudio Cacciamani, Professor at Parma University – Insurance, Investment Banking and Real Estate Finance.
Speakers of the focus on Bologna were Giacomo Capuzzimati, General Director of Città Metropolitana and Luca Dondi, CEO of Nomisma, which underlined an emerging need of student beds in Bologna: “Something is moving and has already been done. However the potential demand is so big that the forecasted actions are not sufficient to provide an adequate offer.”
Andrea Cornetti, General Director of Prelios SGR, faced the topic of creating an added value. The session closed with the intervention of Alessandro Arvalli, Managing Director MTMD – AERMONT, who presented the requalification project of the Former “Manifattura Tabacchi” in Florence.
During the second part of the convention Andreas Kipar, world-class landscape architect, underlined the importance of adopting a new approach according to which the green infrastructures will become tools for territory valorization, returning social benefits of wide benefits. A smarter green that is not limited to decorum and beauty.
Mario Cucinella, CEO MC Architects, agrees with this principle and affirms “The new architectural pieces should be based on important values. Building today means following an ethic path, environmental matters and having a social impact which contributes to building better cities.”
The ongoing change could be favored by property funds, as confirmed by Gualtiero Tamburini, President of Sorgente SGR. In the 2018 Sorgente SGR has created several property funds dedicated to innovative operations in sustainable infrastructures. “This choice depends on the fact that many investors today request to allocate their capitals in regulated assets, with stable performance and a long-term horizon, and wants to satisfy an increasing economic and social request. The merely public investment cannot fully respond to infrastructure needs, whereas the property funds are more appropriate to channel capitals in that direction.”
